Eilat Real Estate Review 12/24 by Appraiser Ofir Kot

During the month of December 2024, 94 residential apartment transactions were reported in Eilat, including one transaction within the framework of the “Price for Tenants” program, so that a total of 93 transactions were reported in the free market.

Excluding “Price for Tenants” transactions, the monthly transaction volume is approximately 19% higher than the average monthly transaction volume for 2024, mainly due to a dramatic increase in second-hand transactions.

Contractor sales during the month amounted to a total of 29 residential apartments (excluding “Price for Tenants” transactions).

The number of transactions in second-hand apartments amounted to a total of 64 residential apartments, the highest monthly transaction volume in the last two years (since January 2023, when 65 apartments were sold), the monthly transaction volume is more than 50% higher than the average monthly transaction volume in 2024!

A brief summary for 2024:

During the year, Approximately 935 residential apartment transactions in Eilat, 429 first-hand apartments from the contractor (excluding “resident price” transactions) and 506 second-hand apartments.

An interesting trend change can be seen when in the last months of the year there was a significant decrease in contractor sales compared to an increase in second-hand apartment transactions.
